All applications must be made in writing on forms available from the management office. Please call to make an appointment for yourself or your representative to apply. Franklin Square Village is an Equal Opportunity Housing organization.

Eligibility
Residents of Franklin Square Village must be persons aged 62 and over who qualify under the income limits set by the U.S. Department of Housing & Urban Development (HUD) and those persons under age 62 receiving Social Security Disability. A limited number of handicapped-accessible living units are available.

To determine if you qualify for federally assisted housing under the U.S. Department of Housing & Urban Development (HUD), please contact us and we will provide you with application forms. A waiting list is offered for our rental units if none are immediately available. Your financial eligibility will be determined when an apartment becomes available, at which time credit and criminal checks are also required to certify you.

Rent
Monthly rent is based upon the tenant's income in a formula specified by HUD. Rent amount is determined at the time application is made and the living unit becomes available.

Security Deposit
A security deposit equal to one month's rent is required upon signing the lease.

Utilities
Heat is included in the monthly rent. All units have AC. Electric, telephone, and internet/cable services are the responsibility of the tenant

Furnishings
Residents provide their own furnishings, including floor coverings and window treatments (curtains/drapes). Pets are permitted under HUD guidelines, but are not encouraged.

Bathrooms
Bathrooms have a bath/shower combination with grab bars, as well as a toilet and sink.

Kitchens
All kitchens have a stove, sink, and refrigerator.

Laundry Facilities
On-premises coin operated laundry facilities are available to all residents.

Parking
Free parking is available for all residents and their guests.

New Smoking Policy for All Tenants and Applicants
Beginning January 1, 2010, Franklin Square Village shall become tobacco free. This decision to change our policy was made for the following reasons:

  • Secondary smoke that permeates into hallways and is conveyed through ducts is a health hazard to non-smoking residents and staff.
  • The increased probability of fire from smoking warrants a smoke-free policy.
  • The cost associated with damage to apartments from smokers is excessive.
  • Forcing staff to work in areas where smoking is allowed is a health and safety issue for them because of second-hand smoke.
  • Above all, the health and safety of non-smoking residents and staff is to be valued.

Our updated applications and Tenant Selection Plan reflect this policy. If you submitted an application before this policy was instituted, you will be asked to complete a revised application.

If you are a smoker, or tobacco user, please note that as of January 1, 2010 we will not admit any applicant who will not sign and agree to the Tobacco Free Policy of Franklin Square Village.

Residents will be expected to adhere to the Tobacco Free Policy as of January 1, 2010.

Current residents and applicants will be required to sign the Tobacco Free Policy/Agreement which will become an addendum to your lease. Current residents who smoke will not be required to sign the Tobacco Free Agreement, and you will be designated as "Grandfathered" since you became a resident before the policy was adopted.
